The Parker Group’s Downtown Greenville development, Burdette Street Cottages, was recently completed! It presented us with several new challenges that expanded our capabilities and resulted in an amazing final product.
This seven-home community features spacious 3 bedroom, 2.5 bath cottage-style homes set in the walkable Village of West Greenville’s art district neighborhood, close to galleries, shops, and restaurants.
Prior to starting this development, the Village of West Greenville was not an area that had seen much new home construction. We knew our greatest challenge would be introducing this area to people unfamiliar with it and conveying the many great reasons to call it home. Our marketing strategy was slow to gain momentum due to the perceptions surrounding the area. However, the local media was paying attention and a great deal of positive press flowed from the Village of West Greenville area as a result. This created community excitement, which is something that benefits any project.
In spite of the uphill challenge, we knew that the potential for growth in the area was worth the investment. This line of thinking was backed by the fact that the area had been gaining momentum for several years but new housing projects had yet to be built to meet that demand. In general, we tend to take a conservative approach when we develop projects by having a certain percentage of the lots pre-sold prior to breaking ground. Though pre-sales aren’t binding, we’ve found that it’s a good indicator of demand.
Our developments benefit from a focused branding strategy that places an emphasis on visual details. This enables people to “see” themselves living and enjoying properties like the Burdette Street Cottages before they are built!
