Introduction

The Hub townhomes, located just 1 mile from the epicenter of downtown Greenville, feature a Scandinavian architectural design with 2-car attached garages and private covered outdoor living areas. Interior features include hardwoods/tile/carpet, stainless steel appliances, granite and quartz countertops, fiber cement and woodtone exterior siding with brick accents. 

Initial Stages

Pre-Development feasibility, design and planning for The Hub began in July of 2019. Pre-sales began in early 2020 with residences ranging from $329,000 to $435,000.

Needs

Our goal of developing The Hub was to transform an under-utilized and unattractive urban area into a higher density, well-designed residential neighborhood. We wanted to create an urban minimalistic design that blended a modern feel with the industrial roots of the area. When learning about the development, we hoped that prospective buyers would become excited to see new growth in the city we love. 

Approach

The Hub project brought us together as a team to unite our individual strengths for an extraordinary result. Drew Parker acted as developer, Robert Boozer was our Listing Agent, Kristen Fulfer was Project Design Coordinator, Angela McConville was Transaction Coordinator and Stephanie Rose acted as our Problem Solver.

Parker Group team was involved throughout the entire process from site selection, product design, selection and implementation of interior and exterior features, pricing strategy and marketing.

During the project, Parker Group faced COVID-related material and labor shortages that lead to longer than normal lead times and construction delays. However, our team worked tirelessly to manage the project schedule and keep costs in line with the budget.. Additionally, we made it a point to remain transparent with all prospective buyers throughout the process to keep them informed during challenging times.

Results

The project took two years from the start of marketing and pre-sales to the final closing. 

In the end, all 14 townhomes were purchased by empty nesters, young couples, and singles. We like to think of it as a glimpse into the wonderfully diverse City that Greenville has become. Seven of these buyers were relocating to the area from outside of Greenville while the others lived in other parts of the greater Greenville area.
